Governance at Peak60

Governance, board roles, and owner participation

The corporation and property manager

Peak60 is governed by Condominium Corporation No. 2621650 under its bylaws and applicable Alberta condominium legislation. Contact details for the current property management team are available on the Contact page. The board oversees the corporation’s affairs; management assists with administration and the work delegated to it.

Board of directors

The bylaws provide for a board of three to seven directors, with the number decided when directors are elected. Directors serve two-year terms. A director does not have to be an owner, but only one occupant from a unit may sit on the board at a time. The bylaws also restrict nomination of an owner whose condominium fees are more than 30 days in arrears.

Board responsibilities include common-property management, bylaw enforcement, insurance, budgets and condominium contributions, reserve-fund planning, financial reporting and general meetings.

Board officer roles

The board may designate a president, vice-president and secretary-treasurer from among its members:

  • President: carries out the corporation’s business in accordance with board decisions and chairs board and annual general meetings.
  • Vice-president: assists the president and acts in that role when the president is absent or unable to act.
  • Secretary responsibilities: maintaining meeting minutes and corporation correspondence.
  • Treasurer responsibilities: financial receipts, accounting records, reporting, and preparation of financial statements and a budget for the annual general meeting.

The bylaws allow officers to obtain assistance from the property manager or other qualified people.

Owner participation

Owners can take part through general meetings, board elections and the voting processes set out in the bylaws. The bylaws provide for an annual general meeting within 90 days after the corporation’s fiscal year-end and at least 14 days’ written notice of a general meeting.

An eligible voter may participate personally or by a written proxy signed by both the person appointing the proxy and the person named. Voting eligibility and procedures remain subject to the bylaws and applicable law. Contact management for current meeting notices, proxy instructions, opportunities to stand for election, or access to corporation records.

Bylaws and current rules

The corporation’s bylaws, current board rules and applicable law govern property use. For a copy of the governing documents or questions about a particular requirement, contact property management.
