Maintenance & Repairs

Understand maintenance responsibilities, common property expectations, and how to report an issue.

How responsibilities are divided

Peak60’s bylaws divide maintenance obligations between the corporation and occupants. The board oversees the corporation’s work and can arrange assistance through management and contractors. Before arranging non-urgent work affecting shared property or building components, contact management to confirm responsibility and any required approval.

Corporation responsibilities

The bylaws assign the corporation responsibility for:

  • Buildings, including roofs, eavestroughs, siding, stucco, and exterior doors and windows.
  • Shared pipes, wires, cables and ducts serving more than one unit.
  • Exterior parking facilities and reasonable outside lighting.
  • Fencing, decks, patios, driveways and sidewalks within the project.
  • Landscaping and lawn care, and arranging garbage collection.

Owner and occupant responsibilities

Occupants must keep the dwelling interior in good repair and comply with the bylaws and reasonable board requirements. Interior work does not automatically permit changes to building systems or corporation-maintained components. Written board consent is required for alterations covered by the restrictions in Part 4; the bylaws require electrical work within the development to be performed by a journeyman electrician.

Report damage or a developing maintenance problem promptly. Whether a particular cost is chargeable to an owner depends on the relevant bylaw, the work and the circumstances; arranging a repair and paying for it are separate questions.

Snow and ice removal

The corporation is responsible for snow and ice removal from project sidewalks and roadways. The corporation’s general maintenance duties also include driveways. The bylaws allow a reasonable delay because of weather, contractor availability or other circumstances.

The corporation is not required to remove snow from decks or patios. Contact management about the applicable care arrangements for your outdoor area and report unsafe shared conditions. Do not assume a particular snowfall trigger or guaranteed completion time.

Landscaping and private amenity areas

The corporation maintains landscaping throughout the project. Occupants need written board consent before planting trees, building fences, creating flower beds or otherwise altering common property.

The bylaws define an Exclusive Use Area as the deck associated with a unit. They also provide for exclusive use and possession of adjacent, directly accessible private amenity areas, including decks, patios, balconies and front yards. These use rights do not by themselves transfer ownership or remove the corporation’s stated maintenance duties.

The board may make rules about appearance, neighbour impacts, alterations and maintenance of private amenity areas. Confirm the classification and care requirements for your particular area before making changes.

Reporting a repair

For a routine concern, contact property management with your unit number, the location, a description, and photographs where safe and useful. For an immediate threat to life or safety, call 911. The Contact page lists utility emergency numbers and the property-management contact for urgent building issues.
